RENTAL AGREEMENT (Karnataka)

Terms and Conditions

1. Monthly Rent
   The monthly rent of the property is ₹__________ and is payable in advance on or before the 5th day of each calendar month.
2. Advance Amount
   An advance amount of ₹__________ is to be paid by the Tenant before occupancy. This amount will be adjusted at the end of the lease period, subject to deductions for any damages or unpaid dues.
3. Utilities
   The Tenant shall pay for water and electricity usage. Paid receipts must be presented to the Owner upon request.
4. House Tax
   House tax will be paid by the Owner.
5. Maintenance Charges
   Maintenance charges of ₹__________ will be borne by the Tenant.
6. No Subletting
   The Tenant shall not sublet any part of the property without the Owner's consent.
7. Automatic Termination
   Non-payment of rent for over a month will result in automatic termination.
8. Alterations
   No structural alterations are allowed without permission. Minor repairs are the Tenant's responsibility; major repairs fall to the Owner.
9. Compliance with Regulations
   The Tenant agrees to abide by all local laws of Karnataka.
10. Inspection Rights
    The Owner or their agent may inspect the property upon reasonable notice.
11. Prohibited Use
    No unlawful activities or storage of inflammable materials are permitted.
12. Loan and Credit Use
    The Tenant shall not use the premises for credit or loan applications.
13. Breach of Terms
    Failure to comply grants the Owner immediate possession without prior notice.
14. Jurisdiction
    All disputes arising under this Agreement shall fall within the jurisdiction of Karnataka.
